The Energy Performance Certificate is a legally required document for marketing the sale or rental of a property. It will include cost effective recommendations for you to consider to improve the energy performance rating of your property . The inspection, which lasts for about 30- 40 mins per property, looks only at energy efficiency and will require full internal and external access, including any loft spaces, extensions and the central heating systems.
It would also be greatly appreciated if you have any supporting paperwork/documentation available to show me regarding any of the following:
Building Age: Planning permissions for added extensions, conversions, building alterations.
Windows: If your windows were installed after 2002, a copy of your Fensa Certificate
Heating: Any manuals etc if it isn't obvious what make and model your boiler is.
Renewable energy: eg air/ground source heat pumps / solar panels. Spec sheets / details of what has actually been installed and whether or not they have been installed by a mcs approved installer
