The Energy Performance Certificate (EPC) is a legally required document for marketing the sale or rental of a property. The EPC will include cost effective recommendations for you to consider to improve the energy performance rating of your property .
An EPC is unique to a property, so it will require a survey of the property which takes between 1 to 1.5 hours per property. The survey will require full internal and external access, including any loft spaces, extensions and the central heating systems. A floor plan and photographic evidence has to be obtained and lodged to produce the finalised certificate, Your finalised certificate will be returned to you within 24 hours and should you wish to improve the energy performance of your home, we can give you advice on the areas that require the most attention.
As your EPC is unique to your property, It would be helpful and appreciated if you had any supporting paperwork or documentation available to show me regarding any of the following:
Building Age: Planning permissions for added extensions, conversions, building alterations.
Windows: If your windows were installed after 2002, a copy of your Fensa Certificate
Heating: Any manuals etc if it isn't obvious what make and model your boiler is.
Renewable energy: eg air/ground source heat pumps / solar panels. Spec sheets / details of what has actually been installed and whether or not they have been installed by a mcs approved installer.
